Gary is very correct in his response about doing inspections and your own due diligence on any property.

Working with an Accredited Buyers Agent is always a bonus.

A quality agent will not just call the listing agent for information. There are many avenues to follow in order to properly research the property and potential tax / asessment liabillities, as well as any local potential issues.

If you were to get an agreed price / terms on a bank owned property, there are almost always addendums the bank will want you to sign. They sometimes are very confusing to most buyers. I tend to have an attorney review them for my buyers. Don't let this scare you, it's part of the game, and a quality Realtor who has the knowledge, will quide you through the transaction.

Quality buyer representation is a must.

There are some great deals to be had. Just don't jump without someone on YOUR side.

Please understand that real estate professionals may be willing to ask the listing agent of this, or any other property, for information about the property, but YOU are required to perform your own Due Diligence on any property prior to purchase.

Most contracts will include a clause(s) that you understand the agent is not a lawyer, licensed appraiser, home inspector.... (several items).

Please be careful. There are two websites for certified home inspectors available on the website below. I suggest starting now to interview those in your agent until you find one with experience and knowledge about construction. Do not simply choose one when you submit an offer.

Hi Jennifer, this is what the listing says, "This is a duplex that could be converted back into a single family home. 4 Bedrooms 2 bathooms. Seperate gas and electric meter. AS IS CONDITION. Bank Owned"
Paul is correct........It is probably in rough shape, just by the other pictures I can tell the main floor is beat up as a lot of REO's are.
