How much could this property be reasonably rented for and what is the best way to screen potential tenants.?

Based on the rentals that have closed in the past six months in the Pembroke Pines area, I would suggest a monthly rental of $2,300 - $2,400. Be sure to get good references and full background information on any prospective tenant - a Realtor will handle all of this for you and make sure you get the necessary information but it is up to you to select the tenant.

I personally don't get too hung up on a tenant having excellent credit, particularly in these times. It is more important that you get good references from former landlords and an employer. This tells you that the prospective tenant takes their housing situations seriously and look after a property... they can be an excellent tenant and yet still be behind on some of their credit cards.

It is well worth using a Realtor to list a rental property on the MLS and to guide you through the selection, negotiation and move in process.
