There is nothing better than a written offer to start the neogtiation process.

Hi Janharnesh!

As some of my colleagues have already answered, the price is ultimately determined by you (the buyer) and what the seller is willing to accept. Although the property is priced "in line" with other homes in the area, the buyer is free to offer ANY price that they see fit. Obviously, there are several factors which will determine what the seller will accept (principal balance on mortgage, closing costs, time on market, condition of market, etc.)

Give me a call, I would love to provide you with some aditional information about this home. In fact, I have a lot of information about several other homes in the area that aren't "officially" on the market, but the owners would love to sell.

No one ever will know how low a price of home could go. If you are intersted in submitting offer that up to the buyer.

It is always difficult to predict the exact selling price of a home. We can look at similar houses that have sold in the area of the home. Based on a very quick initial look at that area, the home seems priced well. The final deciding factor determining a property's sell price is what a buyer is willing to pay. So, I would ask you, what is that property worth to you? Let me know if you would like additional information on some comparable properties that have sold recently.
