How do I know if I am renting from an out of state owner for a unit in Florida?

I am looking to rent a seasonal condo or apartment in Miami, from an out of state owner - how can I be assured I am renting from the owner?

You can: ask the landlord or listing Realtor
You can: ask your agent to ask the landlord or listing Realtor
You can: visit the Dade County Property records and see where their mailing address is
