My name is Jose Gonzalez and I have over 16 yrs experience helping buyers and sellers in the S. Florida Market. The building in question is the Aquasol which has a rather high maintenance of $749/month. This may be due to it being a waterfront building. The 2011 taxes are $2674.67/yr. I have prepared a detailed search for you of Miami Beach condos under $200000. Maintenance fee varies depending on the building. Some offer more amenities, etc. One detail to determine is if you are buying cash or with financing as financing may also limit your options on the condos as some may have issues with their condo association.

The 2011 taxes on that unit are $2674.67, which translates to $222.89 per month for your first year.

The 2010 taxes on this condo were $3,176 and the monthly maintenance fees are $749. There is an assessment of $336 till 9/2014 which will be paid for by the new buyer, and it is rented till march 2013 for $1550/mth.

Hi Irma, the property taxes are the county taxes that has to be paid to the county where the property is located. Property taxes are paid once a year, due in March of each year and it is about 2% of the value of the property.
The Maintenance fee is the fee that has to be paid in each building (condominiums usually).
When you owe a condo, there are common areas and you pay a fee to the association of the building to maintain these common areas.
