The home you inquired about is a short sale listing that does have a contract but you will see these deals fall through so you might want to look into a back-up if there is not already one in place. Keep in mind that with any short sale the contract price is contingent on bank approval and it all depends on the valuation arrived at by the bank during the negotiation process. Short sales can be confusing and frustrating but if you would like to further explore just let me know.

At this time in Port St Lucie there are a total of 5 homes (3 of them are short sales) with a minimum of 4 bedrooms and 3 baths with a private pool built after 2000 with a list price at $225,000 or below. Your best bet is to work with a qualified Realtor® who can help clearly identify what you are looking for and inform you immediately of opportunities that may meet your needs. In this market a buyer needs to be well prepared to act quickly if they want to be successful in landing a great deal.

This is an awesome house in a great location which has a solid contract on it and it went under contract considerably over asking which a lot of great homes are doing. In this market you have to be prepared to move quick if you want a chance even get a bid in. Most of the better properties are selling with multiple offers and over asking.

A nice home in this market sits on the market less than a week so you need to be ready. Having access to the listings as soon as they come on the market is necessary to find your dream home. Sites like Trulia and Zillow get there information from our system (Multiple Listing Service) which is where the listing is posted first. With these online real estate sites the Realtor can manually input or wait for the system to update which can take time.

If you are working with a Realtor and you have been prequaled your chances to just be able to bid on a great house just went up. The Realtor you choose will send you current listings of any property that matches your criteria that comes on the market or have price changes you will see immediately in your mailbox when it occurs. If you are proactive in your search and have a Realtor that is willing to go the extra mile to help you finding your dream home it will take far less time than you kthink. Competition is high on the best homes so stay positive because the right home for you will always come.

Owners (when a person) will usually consider offers, specially if the home has been on market over 60 days. And as long as the offer is not insultingly low (over 20%) they will likely negotiate with you.

Owners (when a bank) frequently drop prices every 30 days, and sell for about 95% of asking price. They will counteroffer almost any offer, and prefer to have several buyers fighting over the same property to obtain a Highest and Best price.

This is a short sale property, so the party signing the contract for sale is the owner and the contract must be approved by the lender. This property does have a contract on it. It may take a back up offer in case the first offer does not work our. One new development is short sale (there are changes every week) is that BOA will immediately look at a back up offer if the first one falls without going back to ground zero. The downside of a back up offer is that you are in limbo for the time being. There are other great properties in this area. The property you inquired about has an offer accepted at this time. It is a short sale that went under contract on the 27th of June. I can certainly inquire if back up offers are accepted, however, the time frame for the first offer to receive an answer from the bank and the first buyer's option to accept the bank's decision may be several months down the road.
