In Carlsbad, the average price of a house is based on the neighborhood where it is located. Also, since this house is a townhouse(has at least one wall attached to another home, and is not a single story), you would want to compare it to other townhomes. In general for homes the same size, age, condition, and in the same general area, a condominium will be the least expensive, then a townhome, and then a detached home.

In California, property taxes will probably be less than 1.1% of the sales price in the first year, unless there are "Mello Roos" taxes. Your property taxes will only increase at most 2% per year if prices are going up, and you can file for an appeal to pay less taxes if prices are going down.

In addition to mortgage and tax expenses, you should also factor in the monthly homeowner's association dues.

The home you inquired about is in a good location, and would make an ideal choice as a vacation home since it is fairly new and would have relatively low maintenance.

Poinsettia Heights is a very nice gated community just North of Aviara in Carlabad CA.

This home was a bank owned foreclosure. It was 2169 sqft or 241 square meters and sold for $485,000.

There is another home there which is a short sale and the asking price is $485,000 for 245 square meters.
A recent sale for a 3 bedroom, 191 sq/m home was $440,000.

Hello from Carlsbad! That home actually closed escrow a couple of months ago. It sold for $485,000. It was a bank-owned property. It's in a community called Poinsettia Heights. They are townhomes and in a very nice location (gated community, close to shopping and restaurants, etc.) The tax rate for that community is 1% plus there are some other miscellaneous fees.

Right now there is only one one on the market in that community - it's the same model as the one you asked about, and it's listed for $485,000. Let me know if you'd like more information about this or other homes in the area. Have a great day.

go to http://www.zillow.com and you'll get some info. Not necessary very accurate on price but quite reliable for descriptive characteristics. To convert from sq ft to sq meters, divide by 9 and that should give you a fairly good idea.
