I would like to offer another suggestion to you. Since the property went to sheriff's sale on December 19, 2008, the owner has 6 months from that date to try to sell the home as a short sale. If you are interested in the property, there is an opportunity for you to get it before the foreclosure is finalized in June. As everyone else has suggested, you should have a Realtor to represent you as your Buyer's agent, to approach the current "owner" and try to negoitate a short sale. This is better for the seller, as they get to keep a foreclosure off their credit report. It is better for the bank to avoid a foreclosure, and it could be better for you. The process of getting a short sale through the bank is better off handled by someone who has experience doing it. So I would definitely find a buyer's agent familiar with short sales, if you decide to go this route.

Make sure you secure a buyer's agent ASAP; someone who will work on your behalf and owe fiduciary obligations to you. By default, any other real estate agent you contact represents the seller. According to RealtyTrac, this home was entered as a foreclosure on 8/30/08. The transfer value is listed as $309,711. It then went to Sherriff’s Sale on 12/19/08. Usually the lender purchases the property at this sale, as was the case with this property. The homeowner is given a 6 month time period in which they may redeem the property after Sherriff’s Sale. It may be a while before it is listed with a Real-Estate Broker and offered for sale to the general public. I would be happy to follow it for you. This home was just foreclosed on December 2008. It may be a few months before it comes back on the market and is available for purchase. I have included a link of other homes, as there is nothing else for sale in this neighborhood. I welcome the opportunity to speak with you.
