I have also discovered that the home was not listed in the Local MLS. If you have a backup offer, you should contact the agent that wrote that backup offer.

I tell all of my clients, there is a 50/50 chance of getting a home that is a short sale even if you are in first position. So, you diffidently should look for another home and if you are LUCKY, maybe you will get the short sale home you made an offer on.

If you like, I can contact you when the home comes back on the market or you can utilize my MLS home search in Real Time at. http://dnorwood.com/MLS.aspx - David Norwood 805-471-0828 david@DNorwood.com

I cannot readily locate any information indicating that this property was listed and it seems to be an awfully low price for the house and parcel size portrayed in the ad. According to county records, the property was taken back by the lender about a year ago with about $195,000 owing. Recognizing the county records are rarely up-to-date, there is no record that the lender has transferred title to another party.

No one who is in a back-up position or who has a short sale offer pending should ever stop looking for another home. You have no idea if you will be able to buy the home you offered on so you should not take the chance that another suitable property will come and go while you're sitting on the sidelines waiting for an answer.
