There is no property disclosure attached to the listing, which is always a red flag with me. And if the house is in the shape Ian & Craig have described $80/sf is way overpriced.

I did go in this one about 6 months ago. It need a bunch of work. I dont remember anything structurally wrong, but everyroom could use new paint, updates fixtures, kitchen could be replaced completely, as well as all bathrooms. When i saw it, it was 225k, so at least they are drastically reducing,, but by all means, you would have to do 2 floors of renovations.

Email me if you want pictures of this one, i have them inside and out.

They are asking too much money...it will cost you at least 80 to $100K to renovate and 8 to 12 months....You can buy a completely remodeled home without all the associated risk for alot less money per sf.

Take a look on my site about repair costs to get a handle on what it takes, and give me a call if you would like the advice of a Buyers Agent / Licensed Commercial Contractor
