I have a great Mortgage Broker that has an investor fund that I've seen things getting done in a FHA matter but not actually going through FHA loan. If you'd like I can put you in contact directly with her and you can go from there.

Thank you for inquiring on one of our listings.The way it stands right now,it wouldn't qualify automatically for FHA 203b (without needing lender required repairs) but would work on a 203k .I would even say an FHA streamlined (repairs < $35k) in order to fix items needing attention.You would also be able to get the full 203k rehab ,this would serve towards rehabbing/upgrading a property.

As long as the home is in livable condition and doesn't have any major defects or structural damage it can qualify for an FHA loan. In addition if repairs are needed you can consider an FHA 203k rehab loan.
