The Fontainebleau area always floods, even with heavy rains. Also, there are some safety issues with that area. Why don't you look Uptown? I am going to sell my house in the Garden District and it has an 8ft. raised and brick enclosed basement and has never flooded and never will--unless the river breaks through the levee gates, not likely. My house needs some remodeling, but it is a sweet cottage, 3 bd,, 1 ba., front parlor, dining room, huge kitchen, french doors, 9 ft. transom doors throughout, honey oak floors, faux finished working fireplace, new asbestos roof, new water heater, remodled bath in 1920's style with black and white diamond tile floor, and an enclosed basement, wired and waiting to be remodeled, or...used as a garage and workshop, as we do now. Our neighborhood has private security patrols and is so safe, I always forget to lock the car! My neighbors are great and supportive. We are looking to sell well below $300K. This area varied significantly with the really need to visit the property and walk the neighbourhood.

This particular property is sold.

If you are interested in some others in this neighborhood, call or email me and I can help you get some really good value around this Fountainebleau area.

Keep in mind the price of a house like this has been gaining ground in the past 3 years about 5% a year...with the homes under $200K when in excellent condition not staying on the market very long when priced right.
