Hi Ed,

Since Carol's answered your questions about HOA and taxes, I thought I'd share a bit more information. This home is in Royal Stewart Arms - a beautiful 55+ community on the Dunedin Causeway overlooking Honeymoon and Caladessi Islands. There are two buildings here - The Haig and The Elgin. The Homeowner's Association has an on-site office and they run a tight ship .... hence why the grounds are always impeccable.

Walk across the street from your front door and you'll find an extension of the Pinellas Trail which is a biking and jogging route than runs up and down the coast of Pinellas County. You'll also find "Sail Honeymoon", a local business that's been here for years that rents kayaks and sailboards. So, from your balcony, you'll always have plenty of sights to enjoy. The location and affordability can't be beat - though again, you've got to be at least 55.

The taxes are $435 for 2010 and so of course the buyer would hve these taxes for the remainder of this year since taxes here are paid in arrears. The HOA fees are $228/month and that would include the insurance on the outside of the'd need contents insurance for the interior which would be around $250-$350 maybe. Nice little place.
