Below is a link to our preferred vendor directory. You can find most everything you need there but if there is something specific you are looking for that is missing, just let me know. I lead a networking group and have cess to a lot more people but I'm picky about who I recommend. Our company also does property management and true to what everyone has said, labor prices are very competitive but the price can vary for expedited service or higher quality products. I am using property management for most of the rehab and have a backup source for specialty/smaller works. PM specialized in rental property rehab for OOSI. Between PMs, they charge pretty much the same rate; however, they maybe vastly different in quality and/or how fast/good it can be done (or how busy they are at the moment). You just have to spend some time on the phone or email with them to find out their services and your level of expectation/budget. For example, the window covering itself, material only. PM will install the cheapest version 1" pvc ($200), a Sub-contractor you hired may install the 2" white faux wood ($500), You, on the other hand, may desire or expect a 2" real wood ($1K). Labor cost I found doesn't deviate much. They really earned their pay.

I would suggest Mark Hanson. (602-918-7000) He is a general contractor that provides all levels of rehad work. He understands the scope of work related to cash flow properties as well as custom designed properties. Mark has several cash flow properties of his own as well and completes much of the work with his team and relies on sub contractors for special needs. His level of work is excellent. Consider what quality and price are you looking to rehab. The selection of a contractor for a high end luxury condo would be different from that used to rehap a group of $400/month rentals.

Drasta, good evening to you. Are you looking for individual contractors for various crafts or are you looking for a General Contractor with sub-contractors underneath? Both come with different advantages of working with.
