The property you mentioned has closed sale. It sold in Sept 2008 for $705,000 after being listed for $899,000 and then dropping to $799,000.
There are HOA (Home Owner Association Dues) on these properties in this complex. Currently they are at $149 per month. On average dues tend to go up in our town every year around 2-10%. So you would have to check on this by reading the minutes of the HOA. This is the report provided to each homeowner and comes out every month or quarter or twice a year to let you know what is going on within the community.
As far as assessments, you simply have to read the minutes as well or call the property manager of the complex. These change all the time and usually go out about 12 months for assessments coming due. The HOA can also vote (most of the time) to have assessments or increase HOA dues for an extended period to pay for anything. Usually assessments arise only if the complex is not being run well by the property management company. In theory, there should be part of the HOA each month being put away into a "kitty" so to speak to pay for upcoming things such as new roofs, new paint (exterior), landscape etc.
