Hi Nina, in real estate there are forms (deeds, quit claim deeds) used to change ownership which are perfectly valid without recording them. However, this is risky because the first to record can supersede an unrecorded claim to ownership. Your question sounds like a legal question and it can best be answered by a real estate attorney. My comments are based on experience and I am not an attorney. If you would like a referral to a real estate attorney, please email me and I will be happy to provide you with a referral.
