Your options will be somewhere between few and none. If you do find one, the terms are generally very lopsided to the landlord/seller and not the buyer. If you can't qualify by the time the purchase is due, you lose the up front deposit and over market rent that are generally part of these deals.
Best option, fix your credit, save you down payment, rent cheaply for now and get prepared to buy when you will have many more homes to choose from and can compete.

Ochoco West tends to be a different beast. Without doing a comparative market analysis it is kind of hard to say where your value is. Currently there is a manufactured home on Nye which is close to the same amount of square feet on a smaller lot with a studio apartment above the detached garage. It is on the market for $95,000. As I said, I have seen it, most likely a property was noted a short sale, and when the only buyer was a family member, that party had to buy it at market value. It just still tagged as a short sale in the listing. Disclosure of all things is done, and all is good. No one related to the owner is allowed to get the deal that most short sales might be. It's fraud if not disclosed, but it does happen. So check into it.

These are the best sites on the web and I am confident there will be some help there. Let's be realistic however. Values are down from 15 to 50% all over Oregon and that area is being hit harder than anywhere.
