when the listing says comes with "new"... as the buyer... ask them to clarify. Otherwise, you're at their mercy. ... more

Each custome home is unique and one of a kind. The cost per square foot all depends. There are several factors involved, paricularly, location, materials, licenseing, Permits, equipment rental, insurance, labor, slope, distance from supplyers, availabilty of skilled labor, choice of Contractor, etc. I use a Home Value estimator to estimate the replacement cost of each home. Usually $150/Sq ft for a standard track home. I estimate $150-300/Sq Ft for a "custome" home.

Most times for residential you will see attorneys handling the closing along with the title companies.
But even in North Jersey you could do a closing with just the title company...or representing yourself for attorney review exchanges with the buyer's attorney. It is wise though to use an attorney to make sure you are protected legally in the transaction.

I'd recommend you have an attorney work out these issues with the seller's attorney.

Get things in writing with specific dates to have the work completed by. What happens if your inspection is unsatisfactory? Do you expect the seller to pay for that? If I were the seller I would not pay for your inspection. This is part of your due diligence, not the sellers. As the buyer, you make sure that the price you are currently in negotiations on is fair enough to cover any out of pocket for inspections if you are serious about wanting the property. Meaning that if the house has issues that require repair, your sale price is in the right range that once the repairs are complete, you have not overspent for the home. If you are not sure based on the repairs you anticipate before getting an inspection, you may want to look at something less risky. Tom Hinz ... more

I can't speak to the contract, but I know a little about mold living in the very wet NW. Not all mold is dangerous. Most homes have some mold and many molds can be addressed by proper cleaning and ventilation. If you fear this is a "toxic black mold" get it tested and find out. Bleu Cheese contains a nice blue mold that people eat everyday. Now, please don't eat the mold in the house, but don't assume the worst either. Ask the inspector for a mold test, or referral to someone who can do that for you. Also find out the source of the moisture the mold is growing on and find out what you can do to stop it.
You may not have to break the contract.

Yes -the commute into NYC can be a long one especially if it is daily & coupled with a full days of work. For many people the strategy you are considering makes sense. Buy now - a good investment to become a rental property - and later move up into a private home. Of the two communities you mentioned Windsor Haven can be a walk to the train station. I have not heard of issues within these communities, their HOA's and they are both comfortable with pets.

With today's historically low interest rates now is Great time to buy.
