Here is a question for you, did the deal not come together due to something the agent did your because, at the time, it was too low? If the agent didn't do a proper job of writing the offer or informing you, find another agent as your contract allows. If the agent did their job, but the offer was just too low for the seller's to accept at the time, but now you feel your price may get accepted or you are willing to come up a bit, give the agent a chance.
Don't reward an agent who does a bad job, but don't punish an agent who did as requested but through no fault of theirs the deal didn't come together. My final 2 cents on the issue.

I agree with the previous answer, the HELOC should have lower closing costs and the short sale contract shouldn't be affected baed on the two options. The lower interest rate may come by putting down the $100k and getting a mortgage on the new home. Current price range in princeton walk community ranges from $300k-$400k. Prices are already 12%-15% than the last Two(2) years. It appears that Prices are now not going down. A "Wilder" Model was sold for $475k recently with 3 bedrms, full finished basement,1 car garage in May,2011.

The reason we have all these MLS systems in New Jersey is the same reason we have over 550 municipalities in New Jersey. As I like to say: “There are the other 49 States and then there is New Jersey.” Look at it this way. We always have something to talk about.

I have a listing in Washington Township in western Morris County (GSMLS). It is also listed far to the East on Bergen County's NJMLS. As it turns out there is a Washington Twp in Bergen County also. We get lots of calls from Bergen County buyers who think it is in Bergen County and want the "great deal". We have actually gotten some of them to work with us and consider moving farther west to get more house for the money. Sometimes there is an upside.
