In order to provide an accurate estimate of value the property has to be viewed in person.
The last two sales (July) in the neighborhood sold for just over $1300 and $2000 a sq. ft. respectively but these were considerably larger than your property and in better condition.

Purchase prices are accordingly high.
I have just rented two apartments in a completely renovated 3 unit building. The penthouse apartment with roof deck and panoramic views is currently available. See rental listing for 3585 Clay St.

This area, known as Parkside, is very calm and residential. While it is close to some buses and relatively close to MUNI's N Judah line, public transit would be difficult to depend upon for daily commuting. There is plenty of parking for those with cars. There is little crime in the area, particularly because it isn't close to many social hang-outs or areas with drug traffic. The area is populated with families and retirees, in general. This area is not ideal for anyone looking for a lot of "city fun." It is very quiet and isolated from nightlife, restaurants, etc. Another problem with this area is that it can be very chilly and foggy, particularly in the mornings and evenings, as it is so close to the ocean. ... more
