Hello, I'm a mortgage professional.

Generally most sellers have no issue with a VA loan.

The only issue they may have is that many people using a VA loan get 100% financing and usually sellers want a down payment to secure the sale contract.

Most new construction builders/developers require that you bring your Realtor with you on the first visit to their model homes, in order to be able to use a Realtor as part of your transaction.

The building possess (Scenario) Would include both owner builder and contracted. If you do owner builder Get a course of construction insurance quote first make sure you get at least a 1 million policy. Your building plan will need go to review with the city engineers I think impact fee is ooutta sight....last i heard 15,000 for almost
everything. once you have picked your plan take it by the local suppliers and they can give you a price complete with discount if you buy all from them.Before you spend any money get a good gut check to see if you have the intestinal fortitude to go through with it first. Michael is right, just make sure you're in the position to have knowledge. If you're not local, get an agent or lawyer to represent your interests.

Auctions are common and lots of folks pick up great properties this way. You may even want to join with an agent who flips foreclosures, with yourself being the investor.

You can always contact a local agent who can research the property ahead of time, send photos, or just look up the last sale of the house and send a report to you.

Making an offer before the auction is moot. The reason for the auction is to get the best price. If you have the best offer, you'll get the home.

When you are looking you will want to specify no HOA..
This will keep you from purchasing where there are restrictive CC&R's
