This particular property is in The Ridge At Iron Springs. It's location is inside of Forest Trails. I have an entire page built specifically for this subdivision.

I have homes coming on the market in the area, and also one currently for sale in the Hassayampa Village. Although this is really not within walking distance to downtown, there are nice amenities close by like Abia Judd Elementary School (where my wife teaches), and the shopping district with Wal-Mart and a host of other shops.

If you click the link above, there are also similar communities located close by that you may want to take a look at as well. They're all listed at the bottom of the page.

It's a downhill walk all the way to the courthouse. This particular property is in a "older" section of Prescott. It's beautiful, but you may encounter bad sidewalks and some homes in disrepair. Just an FYI if you're planning on walking a lot.

I love the neighborhood because I grew up in downtown Prescott.

If seller is asking you to pay more for what you have already agreed to in writing than perhaps you need an attorney.
I am curious if the seller owns the property "out right" why not carry the note? It is a better legal standing for both parties and it will allow you full ownership rights and he/she less liability.

Just a note there is no inventory for your type of property thus making it more valuable. The market in Prescott is slowly relaxing in the past 2 months but should see a gain in the next 2 months

Make sure you check out the satellite map. It is a nice subdivision but notorious for lack of parking so there are always cars on the street.

The HOA dues per month are $290.33. In addition to being in a gated community you have access to the Clubhouse , Community Kitchen , Fitness/Exercise Center, Pool-Outdoor , Spa , and Tennis. Membership in the American Ranch HOA is mandatory.

No. From an appraisers stand point. The GLA is the above grade living area. This area is given value. The basement is seperated from the main level. It is given value. The cost of new residential construction will be different than what the market is willing to pay. Look up comparable sales in your area and see what homes are selling for in your area. Appraisers will give little value to porches, decks, fencing, etc. But if you do not consider this, it may cost you real money because you'll have to pay for these items when you move in. There is good info below. I'll try not to repeat what has already been said. The key is not to take the county assessor's values too seriously when buying a home. The values from the county are meant as a means to determine taxes. The only way to determine market value is buy comparing a home to other homes sold in the same market. Jane - a reasonable price in Talking Rock Ranch does depend on location ie: views etc- overall though prices have on average dropped more than 40% in this subdivision from 2007 prices. The drop is even more significant in resale homes in Talking Rock.
