The "seller" or current owner on paper has nothing to do with the process of getting the home sold and does not have any say in what the bank will accept. If it was up to the "seller/owner" to decide the house would never get sold.

First offer to the bank. The first offer then goes through the process of the bank(s) figuring out what they will take. Usually the offer sticks, otherwise then bank will then know what the sale number is and this becomes the new list price.

It is not about wanting to share the commission, rather the offer that comes in and the response time from the bank.

All third-party gateways are getting better retrieving data from the local associations. However, various time-zones, data pushes, and information integrity are all part of the equation.

Scenario 1: Trulia-California-User is looking for a property in NYC. The data may not show up in the system until the next morning because of the time difference.

Scenario 2: MLS information integrity issue. An agent simply may not put the status to "pending" with their association MLS. There can be a myriad of reasons for this, but likely it's just because they forget.

This is why it's so important to always buy your produce locally and organically. :) Use a local agent's website to track the latest information. It still won't be perfect, but when you have a question, that agent will be able to help you solve the problem. Trulia (although they're one of the best sites) will not be able to help you get information on a particular property. That's our job. :)

I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website

Beware of anyone offering to "repair" your credit! The Federal Trade Commission issued a stern warning last year that such offers are scams. Find more from the FTC HERE.…

The best way to buy a home is to have a decent credit history combined with sufficient Income and Assets for a home purchase.

The best way to have a decent credit history is to settle negative outstanding obligations and pay all your bills on time for at least two years.

1. Ask your Realtor for "Seller May Carry" financing homes that are for sale
2. Ask a family member to "co-sign" for you
3. Ask a lender to find out how far away from qualifying you are and work on the areas they recommend
4. Buy a less expensive home
5. Save more cash
6. Ask your Realtor about "Rent to Own" homes or "Lease Option to Purchase" homes.

Jane - a reasonable price in Talking Rock Ranch does depend on location ie: views etc- overall though prices have on average dropped more than 40% in this subdivision from 2007 prices. The drop is even more significant in resale homes in Talking Rock.
