Buying a commercial property is quite different from buying a residential investment property. You do the calculations somewhat differently. (For commercial, everything is about rate of return--often the CAP rate, sometimes cash-on-cash return. For residential, those are important, but you can/should consider appreciation potential, location, to a much greater extent.)
It also depends on what your goals are. Cash flow? Appreciation? Instant equity? And how long do you plan on owning before selling?
Think those things through. Then check with the local real estate clubs for some suggestions on investor-friendly Realtors.
