Your question is very general and no one can answer that without discussing further with you in detail. Lenders lend depending on your financial capability because they want to make sure that you can pay them back. I would suggest that you pick up the phone and call a lender or two. ... more

Solomon Greene answered:

Unfortunately, neither Metro Atlanta MLS listing services nor the tax records show any recent sales in the Platinum Creek Neighborhood. So the best answer to this question would really be provided by someone who has visited the property and can assess the condition and area before arriving at a conclusion.

You might, however, have a look at the latest tax assessment which uses information from the latest home appraisal completed by a Cobb County Property Appraiser. While that valuation will offer a single snapshot from a while back, it might offer some glimpse of what the county property appraiser thought at one time recently. Just search for your home at the Cobb Assessor's site.

I wish that I could be of more help, but a wrong answer is worse than no answer at all when it comes to such a valuable asset. Please let me know if you'd like me to come by and have a look. Then I can provide a free cooperative market analysis that would offer more insight into what your Powder Springs home may be worth.

Otherwise, good luck.

My NC Homes Team answered:
You cannot, To start with only the listing agent can modify the listing here on Trulia. Secondly, rest assured these pictures are on literally thousands of websites and even the listing agent really has no idea where they all are or how to get them down. Welcome to the age of the Internet where there's very little privacy. If it makes you feel any better the truth is no one really cares or is paying any attention to them, there are millions up millions of homes with pictures of them all over the Internet and buyers are focused on homes that are for sale, not ones that have sold. ... more

#1. Look at the Zestimate. Now you know the wrong answer.
#2. Evaluate the subject property regarding tangible assets.
#3. Collect community sales of last 90 days. (if more that 5 in the past 30 days, use those)
#4. Identify like kind
#5. Reconcile value of tangible assets included depreciation.
#6. Compare this number to step #1. When you have had a good laugh, continue.
#7. Apply 'big bank' skew to identify potential obstacles
#8. Evaluate alternatives to this home.
#9. Now you have value, price, appraisal and options. Create a proposal that acheives your buying/selling objectives.
#10. Suddenly realize YOU DO NOT HAVE ACCESS to the reliable information you need.

You will find it beneficial to rely on those who have successfully helped others in the purchase and sale of dozens of homes every year. Only those who are immersed in the business know who to apply the numbers, understand the dynamics, identify the obstacle, provide the solution, guide you around the traps, keep you from harm and present the options designed to benefit you most.

Best of success.

Susan Myers answered:
Good evening. The home you're inquiring about is in a subdivision called Hawthorne at Lost Mountain. The home doesn't have a basement and is built on a concrete slab. The final phase of construction, in this community, was completed in 2013 by Edward Andrews Homes. The subdivision has a total of 52 homes, a community swimming pool, and a playground. The HOA is $750 annually and is required by all residents.

I worked as the exclusive agent in this community for Edward Andrews Homes. So, needless to say, I know much about this subdivision and many of the others in that area. I lived in that area for just over 4 years and know it well.

If you'd like more information about this home, or others, don't hesitate to call me at 678-644-4791.
