I agree that it would be great if they could provide everything about a house, taxes, history, insurance claims, hazard disclosures. Unfortunately, there is no site that can give everythign. Most areas have Mello Roos requirements based on years, so you can assume that anythign 1980;s has none, but much of 2008 builds do have it. Etc. Any local agents should be able to give a best guess of where or not it has it. Many listins also put it in the listing for you.(Or at least in the private agent comments section) ... more

Most properties in Poway sell at sale price to list price ratio of 95-100% (depending on whether it is a buyer or seller's market), so this does not appear to make much sense. Thus, I would not advise putting in an offer 50% below list price.

I am very impressed that you are looking at schools in America's Finest City, all the way from The City of Brotherly Love. Of course, with the internet, you can be anywhere in the world. As great as the net and sites such as Trulia may be, there are some limitations. This is one of those cases where your needs would best be served by working with a professional, local, knowledgeable REALTOR. This individual can send you properties that are strictly in the Poway Unified School District (PUSD).

As someone who went through the PUSD, from elementary to middle to high school, I can assure you that you are headed in the right direction. The education and opportunities are excellent!

One particular loan that I can do for non-citizens to consider is the Foreign National Loan. These loans are meant for non-residences/citizens seeking a home loan in the United States. Also, this type of loan usually requires about 20% down or more depending on the documents you have available (such as ITIN, VISA, etc.) so be prepared for that.
