If I were you, I would contact her. Meet her. Talk to her.
Tell her the details about why your unit should sell for more than a brand new unit
If you have that lake view and many other upgrades, then sure, you have value
But not always, and that is the honest truth.
Being a broker in NYC since the 90s, if there is one thing that upsets me, its when an agent is so overly aggressive, that they convince the seller that sure, your property is worth a million dollars-
As long as you sign a listing agreement with them
Then, I am sure you can guess what happens next...
A month goes by, no viewers. Then another month and now the agent says I guess it is time to lower the price.
What, the aggressive agent that Sold You on the idea of how much your place is worth?
Believe me, you never want to be in that place. You will feel deceived.
Denise gave you an honest answer.
I would call her and ask her to bring over some comps.
Comps don't lie. Today's value is today's value.
All that being said, I do wish you the best with your sale.
I have nothing against any other agent listed below, in fact, call them all, compare for yourself, but I just picked up on Denise's sincerity/honesty in her comment.
Ps, I have family in your general area and I love Dutchess county

My office actually had the most recent sale in your complex which had a sale price of $128,500. Generally there are various factors that woud determine market value such as the amount of Bed rooms, bath rooms ect.. but most importantly the most recent actual sale price of a property that compares most closely with yours. It would be most beneficial for you to obtain a CMA (Comparative Market Analysis) from your realtor in order to determine the best price. Keep in mind that there are numerous units in your complex for sale in which your property would be competing with. If you need a CMA I'd be glad to help. best of luck! ... more
