Honestly, you don't have to be tactful in bringing this to your agent's attention. Bringing children or pets on showings is highly unprofessional and your agent should understand and react accordingly when you bring it to their attention. Simply be friendly but direct with your feelings. A true professional who is full time will understand. If they can't afford a babysitter, nanny or daycare or they are part time, then maybe they were not the right choice in the beginning and you should consider a change if they push back on your request.

I understand that as a realtor and professional, that some mothers may have an occasional time or two that they don't have a choice or they are accommodating a short notice request by you. Hell, I've had my nieces with me on a showing or two when trying to help buyers see a property on short notice in a hot market. But no agent should make it a routine practice. Good luck!

At the auction "At Courthouse Steps" the bank takes possession of the house by bidding the amount owed including principal, interest and legal fees. That amount may be way over market value. Following the auction the bank will have the house deeded in their name and go through a process before putting the house on the market For Sale after a period of time. Usually, the house will come on the market at a price at or a below market value. It is typical for a bank owned foreclosure to be priced at a level that gets multiple offers is a very short time on the market. The bank is usually motivated to get it sold fast.
If you wish, contact me at 845-591-5274 and I can alert you the moment the home comes on the market. It may take a few months.

Procedures in NY are VERY different from other states; Realtors do not hold down payments, neither do title companies.

The picture looks like a commercial building. Are you purchasing an apartment or a commercial building?

Either way, downpayments (required) are held by the seller's attorney in an escrow account until closing.
