As a former realtor, you need to learn that foreclosures take up a lot of time (the process is slow), there is more paperwork and details AND the commission earned is small. Realtors earn much more money buying and selling regular homes - not foreclosures or short sales. This is why your realtor is upset - because he/she will need to waste a lot of time dealing with your foreclosure instead of earning more money with other clients.

You don't have to work with this agent. You can cancel the agreement (if signed) and work with an agent who specializes in foreclosures instead.

Why not make contact as soon as possible and get set up on an auto search. Then you can see the listngs in the area that fit your search criteria.

This way, you will have a better feel for the market when you do start looking. Keep your finger on the pulse of the market and use the information to your benefit.

I can only guess that the lender didn't pull a full credit report on you and was expecting you to get that yourself to provide to him. I understand your confusion. If this is a lender you've worked with in the past and had good experiences, I stick with the process and call him back to say that you're confused and need clairification. Did he provide the pre-approval? Was the offer on the house accepted? If so, then you need to go through the process of getting a full mortgage application done ASAP as most contracts only allow for a 7 day grace period in which to apply (formally) for a mortgage.
If you haven't yet found the home you really want to put an offer on, then you have more leeway to explore what other lenders can offer you - and get guidance from your lender as to the steps you should expect.

One other idea you may wish to consider right now is a stager. Have seen an ordinary home turn extraordinary with a few changes/touches. Dont have the money or wish to spend it on this idea. Have a friend with a great artist eye? Someone with decorating flair? Invite them over and have an open mind. Maybe you can shift a room? Change a color? Just tossing ideas around.

Elaine Karmel is exactly correct. Pottstown is very saturated with homes for sale. Your home must stand out in appearance/condition AND be priced competitavely. She is spot on with marketing as well. Take a look at your MLS listing as a buyer would. Are there GOOD exterior and interior photos? Missing or bad photos put doubt into a buyer's mind and can deter them from even choosing to look at your home in person. Is there sufficient information?
This is still a buyer's market and you must think like a buyer. Why your home over others? As we approach fall, the real estate market will begin to slow. You and your agent must "up your game" if you want to settle before winter. Best of luck to you.
