Why not make contact as soon as possible and get set up on an auto search. Then you can see the listngs in the area that fit your search criteria.

This way, you will have a better feel for the market when you do start looking. Keep your finger on the pulse of the market and use the information to your benefit.

Email me with your basic search criteria and I'll get you set up on an auto search. Not a problem.

I just happened to see your question while searching for houses. We have a home in Pottstown, specifically Pottsgrove School district, that we have not yet listed through a realtor. Our home is on approx. 1 acre, with the rear meeting a larger property, and woods. Our home is a well maintained cape cod style, smaller, efficient, home. It would be ideal for a small family, or couple. It is however close to the power plant if that is something that you cannot look beyond. For details, you can contact my husband Dan_Schiller@hotmail.com. ... more

Michelle Munson answered:
Hi Rich:
I can only guess that the lender didn't pull a full credit report on you and was expecting you to get that yourself to provide to him. I understand your confusion. If this is a lender you've worked with in the past and had good experiences, I stick with the process and call him back to say that you're confused and need clairification. Did he provide the pre-approval? Was the offer on the house accepted? If so, then you need to go through the process of getting a full mortgage application done ASAP as most contracts only allow for a 7 day grace period in which to apply (formally) for a mortgage.
If you haven't yet found the home you really want to put an offer on, then you have more leeway to explore what other lenders can offer you - and get guidance from your lender as to the steps you should expect.

I hear from our lenders that they can work with a score of 620 (with no short sale, foreclosure or bankruptcy in the last several years and a history of rebuilt good credit). They can help you understand how best to boost your score those last few points.

Make an appointment with a mortgage broker to find out all the details. It's free! If you don't know who to call, contact a Realtor and they can tell you who they work with well. Don't know a Realtor? Ask your friends and co-workers for recommendations!

T!

These are excellent answers! Bravo to this crowd!

One other idea you may wish to consider right now is a stager. Have seen an ordinary home turn extraordinary with a few changes/touches. Dont have the money or wish to spend it on this idea. Have a friend with a great artist eye? Someone with decorating flair? Invite them over and have an open mind. Maybe you can shift a room? Change a color? Just tossing ideas around.

Best of luck!! Have an open house today? Does it collide with the games??

Jennifer Davidheiser answered:
Elaine Karmel is exactly correct. Pottstown is very saturated with homes for sale. Your home must stand out in appearance/condition AND be priced competitavely. She is spot on with marketing as well. Take a look at your MLS listing as a buyer would. Are there GOOD exterior and interior photos? Missing or bad photos put doubt into a buyer's mind and can deter them from even choosing to look at your home in person. Is there sufficient information?
This is still a buyer's market and you must think like a buyer. Why your home over others? As we approach fall, the real estate market will begin to slow. You and your agent must "up your game" if you want to settle before winter. Best of luck to you.

Edith Karoline Jasser answered:
When you rent there is no mortgage, rent is rent, i.e. you pay a regular monthly amount to the property owner or management company, what you need to check is what does that include or exclude.
Sometimes the monthly rent does not include anything, sometimes it does include only the outside
building maintenance, snow removal etc., but then others include sometimes water, sometimes more.
So double check on that,

But when you rent you rent, there is only a mortgage if and when you BUY a property.
hope this helps if you have more questions feel free to ask me.....
