In todays market "sellers market" I've seen everything. From selling a property on appraised price to selling the property up to $20,000 over the appraised value. It is not normal, but it happens. I don't ever recommend buying any property more than the appraised price but sometimes it becomes a bidding war and clients are willing to pay above and beyond the asking price just to get it.!!! Your job is always to protect the client and give them your best advice.
