I am going to assume you have moved out due to the lack of furniture in the pictures. Here are a few relatively inexpensive ideas. First remove the table in the kitchen it looks like patio furniture which in theory there is noting wrong with but may have buyers spending way too much time wondering why your patio furniture is in the house. Next remove the swing set and above ground pool unless this is a big selling point in your neighborhood. Add some colorful annuals to give the front of the house a new look and spice things up a bit. My only other suggestion is to look at what the past buyers have said about the property and if there is something there you can do to fix it. I know a lot of times buyers may not care for the layout, size of rooms, or location in the neighborhood these are issues you have no control over. ... more

Not the best credit?
That is a relative term. Your credit might be good enough.

Don't do anything until you talk to a loan officer and have them go over your credit report.
You might do more damage than good by 'working on your credit'

You should contact an attorney who can review the contract and financing documents. This is not something you should enter into casually, directly with the seller.
