As the others say, commissions are negotiable.

If you're making the offer, that's something for you to discuss with your Realtor beforehand. It's likely the Realtor (or his/her brokerage) has a number, or a small range, for expected commissions. If you're not happy with that, negotiate or interview other agents.

In most cases, the commission would be the same, or very slightly higher, than what they'd charge for a listing on the MLS. Again, though, it's negotiable.

If you're receiving the offer, it's not your concern; the commission will be paid by the buyer.

In addition to Portland, you may want to consider some other urban areas in Maine that fit the criteria of walkability and shopability. For example, I’ve been showing my mom condos in Brunswick. This town offers wide streets with a variety of stores and restaurants, trails for safe walking, arts and entertainment, and an Amtrak train stop. Saco also boasts of these amenities with the added plus of being nearer to the beach. Ogunquit and Kennebunk I would highly recommend as vibrant quaint summer communities offering shops, dining, theater and views, a special setting for a retired couple’s dream home. Your plan to buy a home sounds promising!

My best suggestion is to sit down with a loan officer before you begin paying debt off and making big changes in your budget. A pre-approval is a preliminary view of your finances. The pre-approval will help you establish a plan in moving forward with your plan to buy a home.

Realtors are not equipped to help you make decisions about financing. If you need a referral for a loan officer/lending institution, contact me. Otherwise, check with your bank.

Finally, once you've obtained a pre-approval, begin interviewing realtors to help you with the process of buying a home.

The Willow Homeowners Association owns the roadway and carries out the requirements of the Willow Declaration of Covenants & Restrictions. The roadway, center area/structure and streetlights are owned by the Association, and Willow Lane is NOT public. The homes and properties are all privately owned, and each owner is automatically a member of the Association.

The dues, billed quarterly at $180 per property, pay for mowing and maintenance of the center area and the pavement, snowplowing, officers/directors insurance, etc.
