What does you lease agreement say concerning this issue? If your rental contract states nothing, then here is what I know. If tenant has lived in a unit for several years, painting should be done at the landlord’s expense, not the tenant’s.

The Atwater is probably my favorite condo building in the South Waterfront neighborhood. First of all it sits right on the river so the views are amazing and completely protected. What you see is what you'll have for years to come. Also the finishes are top notch. One thing to consider when choosing a building is the variety of floorpans that encourage a wide range of values. You never want to get stuck in a building where everyone is selling in the same price range.

I am sure you have gotten a ton of great advice here, but I am going to pour in my two cents. I have had listings in buildings, complexes with ongoing litigation and they are a challenge to sell based on the lack of financing availability. This drives prices lower for those that absolutely have to sell. Inevitably these issues get resolved and once it does, values typically rebound quickly. This could be a great investment for you if you are able to get the financing or buy with cash.

I have had quite a few clients buy in the Pearl recently and all of them have been happy with their decisions. Home values will continue to rise (albeit a bit slower that last year) and rates look to be on the rise. Most Pearl condos have a 30 day minimum rental policy. I recently did a bunch of research on this being that many of my clients are looking to rent out. I know that North Park Lofts (8th and Flanders) is rentable by week. My associate and I sold one in there last summer to someone that rents it out weekly.

Try calling the management companies instead - if your client is interested in a certain unit go ahead and call who-ever is managing it and they can tell you the exact rental policy.
