Perhaps the key is this VA backing you mention. Basically what you would be getting is a VA loan,,so first off thank you for your service. Second the design of the VA loan is that you do not need to bring in a down payment, thus these funds you are talking about might be best used to pay off your credit cards, or this new Car loan.. your credit will surely increase and debt to income ratio will look much stronger for your loan. Sadly, when someone who is serious about purchasing a home and goes out and buys a new car instead of a new home many lenders wonder why and if they can afford both. Hopefully this new car is really a used car that has low payments as one always must fully understand what their priorities are. For some it is a shiny new car for others it is a home in which to own . As for $150K home, the VA Loan can definitely handle that for those who are approved. Best thing to do is find a Realtor who works with Vets like yourself perhaps one with a "MRP" (Military Relocation Professional) Certificate, they are best suited to helping you and helping you find a Loan Officer that works well with the VA. ,Good luck to you. ... more

Hi, You can apply for an FHA loan (Federal Housing Administration), they are less strict with credit requirements. Many buyers choose FHA for this very reason but you should know they have some additional fees. Speak directly with a mortgage professional so they can qualify you. If you need a referral I'd be happy to provide one.

Hi, If the listing syndicated directly from the MLS the price change will show up within 24 hours. If the input to Trulia was manual it has to be manually changed. Hope this helps.

I recommend visiting and maybe taking a short tour with an agent to get a sense of the area. I did a lot of research prior to moving so that helped tremendously when I finally got here. Usually with a short sale the seller is trying to sell the home for less than they owe on the mortgage. There isn't always a certain percentage, but the seller is trying to get out of the home before the bank forecloses. The short sale process can take some time because the bank wants to get as much as they can. It also depends on the condition of the home. If the home is in decent condition that the bank will not settle for too much less than the owed price... although again it really all depends! If the owner can't negotiate with the bank to get lower payments to try and repay the mortgage or can't sell in a short sale then most likely it will be foreclosed on.
