If a community is gated the chances are very, very high is it is governed by an association. It is also very probable that the association will have rules and regulations that govern the allowable number of leases and length of those leases and weekly rentals will not typically work.

If you are looking to do furnished seasonal rentals for periods as short as a week your best bet is single family homes unencumbered by an association. Also pay attention to what the demand will be in the location you select. You will find more demand that you can have a better chance filling in off season months in areas like Singer Island, Jupiter and Tequesta. You can make very nice returns with the right property especially if you manage yourself utilizing sites like VRBO.com.

From the one agent of all these who chooses to call Torino home, and has sold and currently list 20% of the vacant lots this year in Torino, I am here to assist you with local knowledge of both location and market.

I am 2 miles South of Midway Rd and the Minute Maid processing plant and the Rinker cement plant. I hear noise from neither.

I am 1 mile to the turnpike to the east and 1 mile to I-95 to the west and again no noise from either.

We are not afraid to walk around our neighborhood, ride our bikes, raise our kids, or trust our neighbors.

And in this modern society, I know my across the street neighbors and their kids, I know my side neighbor and her daughters, her neighbor and a PSL police officer, and my neighbor on other side and her family and dog.

Bottom line is I know this neighborhood, I invest in this neighborhood, I have investors in this neighborhood, I am currently working with new construction builders to build new homes in this neighborhood, and I have sold homes in this neighborhood.

Oh and my office is 3 miles from my home, as are restaurants, shopping, Mets Stadium, I-95 entrance, and basically everything you will need.

And let's not forget our K-8 school that has an A+ rating for 6 years running.

And I also clean the streets of my neighborhood every 2 weeks with my Team members from work to KEEP OUR NEIGHBORHOOD BEAUTIFUL!

So I live here, I work here, I invest here, I shop here, and I love it here.

Los precios de las casas con Drywall Chino han aumentado en los últimos meses debido a inversionistas que las están comprando para remodelar. I have sold multiple investment properties to Canadian investors and actually manage several of them successfully. I will be more than happy to provide you with references.

I did a search for you based on the following criteria:

- SFH or Townhome
- Under $100,000
- HOA or no HOA
- HOA less than $100/month
- Built since 2003
- Locations: Port St. Lucie, Fort Pierce, Palm City, Stuart, Jensen Beach

Based on this specific criteria, only one home came up in Spanish Lakes Fairway and it has a monthly land lease of $459.89.

Now, if you remove the "year built" filter, I get a total of 44 homes. Please see below:

- No. of bedrooms
- No. of full bathrooms
- No. of half baths
- No. of Square Feet of living space (under A/C)
- Location (i.e. Port St. Lucie, Jensen Beach, Palm City, Stuart, etc)
- Construction: CBS (Concrete Block System) or Wood Frame?
- HOA or non-HOA community? If HOA, what would be your maximum limit on the monthly fees
- 55+ or non-55+ community?
- Any other criteria that is important to you.

Also, will you be paying cash of financing? If you will be getting a loan, have you been pre-approved with a lender?
