I happen to know of a mobile home in a 55+ community on its own land with no HOA fees. It has an in ground pool with covered lanai. Price is extremely reasonable.

You can always place a offer on a new place and have as a contingency of yours selling prior to closing on the new one. My advice is for you to place your present home on the market ASAP and then start looking.

Can you explain why you might not like pet friendly as there are usually restrictions and this may help you resell it later. You can purchase on non-pet occupied condo and also in the offer ask for pet disinfection with receipt of this cleaning.
