Hi Ampalazz,

Yes, we can potentially get you approved for a mortgage while you are in a Ch 13 BK payment plan. You'll need to have made at least 1 year of payments, all on time, and also obtain permission from the trustee (permission from the trustee comes after you are pre-approved). The payments on the Ch 13 BK will be included in your debt to income ratio to determine what you can qualify for. I help people who are in Ch 13's get mortgages quite often, so I'd be happy to help if you'd like.

I have done quite a few USDA Rural loans, there is a website you can use to search the property and see if it is in an eligible area. If you certain properties in mind, I would be happy to see if there in an approved area.

I just checked on 1322 12th Street and it is showing pending. That means an offer was made by a buyer and the seller has accepted it. There is a saying in Real Estate...it's not sold until they close.

If you were not in the property legally (on a lease) you would have no permission to be on the premises or claim to the personal property left there. I would call some lenders and have them get you pre approved with a loan that fits your needs. Most realtors in the area can help you find a few different lenders to help you with this. That's your first step. I would start soon as it takes a little while to get the process started then looking for a home.
