Yes -- 209 So Ventura Rd #26, as of 06/08/2012, is now owned by The City of Port Hueneme, as they foreclosed on their City sponsored homebuyer assistance loan [ http://www.ci.port-hueneme.ca.us/index.aspx?NID=981 ] in the amount of $28,021. The 1st mortgage lien (orig with Cal Fed Lending) stays with the property. The Anacapa View Townhomes are located walking distance from the sandy beach and Pacific Ocean. Values in this complex range between $90-155K for the individual condos. Not all sales showing on the tax records are for standard sales between home owners. Two of these are due to foreclosure. I doubt a asbestos problem would be the cause because 1) It's a relatively simply remediation 2) no one would buy it if the problem is so bad it needed a tear down.

I remember showing this house before. Would you like to see it? It's now a foreclosed property again.

2610 Rudder currently has an offer. It is a shortsale. Regarding your question, the complex has shared laundry managed by the HOA, so you would have common laundry. Each laundry is shared by 4 units.

The property at 221 S Ventura Rd SOLD already to a 3rd party, for all cash, at the trustee sale at 800 Victoria. High bid on 10/14/11 was for $78,025. If you were the all cash purchaser at the trustee sale, the existing past due senior liens, IRS liens, mechanics liens, tax liens, etc. would remain with the property. Access to the property would have been a challenge, too. The alternative is to work with a local agent agent or agent team to locate the property in advance, place an offer that gets accepted, and then spend the next 17 days doing your due diligence, inspections, and reading over all the HOA disclosures, seller disclosures, Natural Hazards Disclosure Reports, etc. before making the final decision to move ahead with the purchase. There are currently 3 homes in Port Hueneme listed for sale under $100,000 on the MLS. I hope this is useful information. ... more

The condo at 2460 Bolker is still under contract as a Short Sale, waiting for the seller's lender approval. The Sale and terms are subject to the Dept. of Defense Housing Assistance Program approval; Sold 'as-is' with no repairs by the sellers. Per FHA and VA websites, project is FHA and VA approved. However, please confirm FHA eligibility due to rental occupancy. No owner/rental occupancy required for VA. Back up offers accepted with pre-approval and proof of downpayment and closing funds. Short sales have been prevalent in the Villa Seville tract in Port Hueneme. The Villa Seville complex has rents in the range of $1100.---1600/month, with the smaller 2+2 in the $1300./month price point. HOAs are close to $400./month. There is a 'regular' seller listed right now, same size as the short sale you are inquiring about. The 2460 Bolker has at least one offer.
