This is a very old post, but I moved in to Rolls Landing in 2014 with my daughter who is 11. We have many retirees here, but we also have many younger people who still work. It is such an amazing place to live. The beauty of the property is what I love.

We have Gopher Tortoise nests, bald eagles, owls , osprey, gorgeous landscaping and best of all the beautiful Peace River and a huge dock to enjoy the water and sunsets. I have my kayaks right near the rivers edge so I can enjoy a quick paddle in the evenings. The pool and hot tub are wonderful as well. I enjoy rollerblading around the complex as well as biking (2 laps is a mile!) There are many opportunities to get involved in the community and grounds up keep.

If you are considering Rolls Landing, I highly recommend for anyone, young or old. Just 35 minutes to the beautiful Gulf beaches.

Trulia and Zillow are a great resource however they do not pull comparisons of your specific house to come up with that number. That number is based on what sold around you. Hopefully that helps you understand why that number changes.

The truth. None of the agents will give you the truth.
First off the economy in Charlotte County, FL, is not recovering. The taxes keep going up and the county is in $360,000,000 of debit. The county also has $600,000,000 worth of unfunded projects. Meaning this next tax year, Property taxes will be increased again.
Second you pay a $375 every quarter for Association Fees. The Board is very difficult to contact. They like the county want to tax and spend.
Third each unit has a $24,000 special assessment attached to it. You pay an extra $1200 a year with your property taxes. The assessment was for sewer. The developer refused to pay for the sewer install so the county said they would do it and assess each unit a "Special Assessment". The assessment is for 20 years.
Forth if you want a pet, that pet can not be over a certain size.

If you want work done on your unit, only contractors approved by the HOA are allowed to do work on your unit.

How do I know all of this? My mother has lived there since the early 2000's until recently.

You make your decisions with the real truth not the lies the realtors tell you so they can sell a unit.

You can find Charlotte county sailwater starting around $50,000 but if you want nice sailwater that is nearer to open water they will run you around $125,000 and up.

Rental rates vary. Would you be renting annual, seasonal or monthly. Seasonal rentals go for the $1k to $2k range, depending on size and location. We have a rental property management company at our office and they charge 20%. We are always in need of rental properties in various price ranges. This home is within 2 to 3 miles of Peace River and Fawcett Memorial hospitals as well as Promenades shopping center with shops and a newly remodeled Winn Dixie grocery store. As far as restaurants go you have a choice of many through out Port Charlotte some with in a mile or so and others no further than 7 or 8 miles. Port Charlotte is not a large town but we have everything that you might be looking for as far a Shopping malls and plazas and great restaurants from the mom and pops to the big name chains.

I see that the home has been in your family for quite a while off and on. And that you purchased it late last year. There is much I can tell from public records, but unfortunately your homes value is not one of them. There are many factors that go into a accurate estimated value and it will always include a personal inspection of the home to see the pluses and minus of each home and then compare it to what is selling. If you're seriously considering selling you should find your self a reputable agent and invite them to come to your home for an interview and at that time they can gather the information that will be needed to properly price your homes current value.

This condo is located in an upscale gated community called Bella Via. The photos in this particular link are of the model only. All interior appliances and flooring vary with each unit. This particular unit has upgrades. The HOA fees are $232 per month. Even though the address on this condo is Punta Gorda, it is physically located in Port Charlotte. The mailing address is Punta Gorda. You can use Google Maps to get a better view of the area and use the aerial and street view maps. Are you looking to do boating, fishing, or just the view. Most waterfront properties require flood insurance. This home is in a high risk flood zone and will require flood insurance if you are obtaining a mortgage. This home was built in 1992 and may not have many of the other insurance and wind discounts because the age of the home.
