First off the economy in Charlotte County, FL, is not recovering. The taxes keep going up and the county is in $360,000,000 of debit. The county also has $600,000,000 worth of unfunded projects. Meaning this next tax year, Property taxes will be increased again.
Second you pay a $375 every quarter for Association Fees. The Board is very difficult to contact. They like the county want to tax and spend.
Third each unit has a $24,000 special assessment attached to it. You pay an extra $1200 a year with your property taxes. The assessment was for sewer. The developer refused to pay for the sewer install so the county said they would do it and assess each unit a "Special Assessment". The assessment is for 20 years.
Forth if you want a pet, that pet can not be over a certain size.
If you want work done on your unit, only contractors approved by the HOA are allowed to do work on your unit.
How do I know all of this? My mother has lived there since the early 2000's until recently.
