Tree Tops is great community located in El Jobean. The fees are $125 per month. They have a clubhouse, pool,tennis courts, recreational facility that is included in that fee along with and escrow reserve, ground maintenance

El Jobean is a great community, small but close to everything, they have a park, small bar/restaurant, fishing pier and a great boat ramp that goes right into the Myakka Rive.

Insurance rates vary by age of home, size of home,
conditions of home, and location of home. Insurance is more expensive if you live
near any type of water – pond, lake, river, Gulf. Insurance is more expensive if
home was not built to current hurricane standards. You can get discounts the home
qualifies for by having a wind mitigation inspection done at the same time as your
home inspection. Discounts are available for building features that reduce damage
during high wind events. Overall discounts include things such as age of home, style
of roof, how close the home is to a body of water, how close to a fire hydrant, how
the roof is tied down, if the home has hurricane shutters or impact resistant
windows, frame or block home, etc. If the home is in a flood zone, the insurance
company will require a flood elevation certificate. That can be obtained by paying a
survey company to prepare it. To check Flood Zones go to www.floodsmart.gov and
type in the address of the property

In Maple Leaf Estates the fees vary by location of the home in the park. It is a co-op where you own shares. Maple Leaf Golf and Country Club is a gated 55+ resident-owned golf community. Maple Leaf provides security gate and roving patrols, 18-hole golf course, mini-golf, tennis, shuffleboard, 4 pools, 3 clubhouses, pottery classes, computer clubs, dance classes, yoga, art classes, cards, a snack bar, dinners and professional shows, bocce, lawn bowling, and on and on -- almost any activity you can imagine.

Port Charlotte Village is $195 per month. Common charges of $195 include water, sewer, cable TV, mowing and use of park amenities. Cable, Comm Pool, Escrow Resrv, Ground Mtnce, Public Insur, Rec Faclty, Trash Remv, Water/Sewer. This community also is a co-op with shares. Port Charlotte Village offers all of the ammenities that you are looking for such as Club house with a library, billiard room, card room etc., Heated pool, Shuffleboard, horseshoes and Bocce. There is a lake for fishing, canoeing and kayaking and there is a storage area for your boat or RV.

Section 15 near Peachland/Alton is a beautiful area of Port Charlotte with lots of trees and canals. This area has great access to the shopping mall, shopping, highways, Port Charlotte Beach, Boating, Fisherman's Village and so on. It is one of our favorite areas. Yes there is, by using the all filters button on the far left hand side of the search screen. However, just in case you're not aware that it costs you nothing to have a realtor do the work for you. Not only does it save you time, you'll get accurate up to date information unlike what you get from these second hand sites like Trulia and Zillow.

Realtors can not only help you in your search but we are also help by answering on nearly every question you might have about an area, a specific home and contracts just to mention a few. There are many things that buyers need to be aware of today, so why not take advantage of the fact that it's free.

It was discharged in october of 2009 but because my attorney did not reaffirm my 2 homes wells fargo will not refinance either of my homes even though I have NEVER been late or missed a payment. Be aware that when you can apply for a loan some of the loan officers will be judging you because of the chapter 7. Good luck! ... more

Steve, there are many in your industry who do not want to be included in your "us" - they are more than happy to distance themselves from you......This woman, Barbara, is on her 2nd lender who still can't get this closed, or at least tell her this may never close...or take the time to explain what exactly is going on. She is living in a motel based on the "advice" she has been given, along with the hope she was given that this deal may work out......and someone - not sure who - advised her to put her son on the line and have him sign for a loan he has no part in. Wonder if they explained to her how this might impact him going forward, when he wants to buy a home of his own. or take out a loan.
Yes - stellar advice - you should be proud of those lenders who are "helping" her.....if that's help - I'd doubt it. I know that my in-house mortgage rep - whose opinion I value highly - would never let a deal like this languish and drag on without already knowing, by now, what the chances are of this ever closing, and sharing that information with the buyer. And, I didn't leave out the agent's part in all of this, either. It is always sad to me when any consumer, who is already represented by "professionals" feels the need to come here and ask for help and guidance. That tells me someone isn't doing their job.

I agree with the others that have answered your question. Did you receive a copy of the HOA bylaws when you put in a contract for the home that you were seeking to purchase? Within those bylaws there should be specific items listed that can not be done--for example, no parking on the street, no commercial vehicles, are pets allowed and their size (do you have a dog? maybe they thought the dog would chase the golf balls). You should have asked why, and they should in turn have told you why.

The last thing I can find is there was a judgement in 2011. It is not on any Auction site that I can find right now, and it is still in the original owner's name. It looks like the bank needs to finish the foreclosure process to have clear title to sell the home.

I am Pam Civiitllo, I work at Becky Borci Realty. I am sure that you saw our office across from San Domingo in South Gulf Cove. The most desirable section is 93. That is the area where the canals are wider and you take the Zephyr water way out to the lagoon. The lots there are more expensive, but they are all seawalled. The another area of desirability would be the sailwater areas, which would be sections 82 and 87 on the Appleton side where the dry dock sailboats are. The lots there, some have seawalls, some do not. Now the other side by Calumet and San Domingo, their is also a sail water and those lots are seawalled, that is also part of Section 93, the most desirable.

Rental rates vary. Would you be renting annual, seasonal or monthly. Seasonal rentals go for the $1k to $2k range, depending on size and location. We have a rental property management company at our office and they charge 20%. We are always in need of rental properties in various price ranges.
