The answer is no. There are plenty of condos for sale that are "seller owned" and priced to sell. You can find nice condos for sale at Ocean Grove, Summer House, Grand Cay Villas, The Fountains, and other condo communities for under $150k. Hello Hojin, I would do some serious research before moving forward with your plan. The fact of the matter is, that if a buyer wants to buy a spectacular home in the most exclusive golf club neigborhood in Ponte Vedra Beach, and has the money to buy what he/she wants (without worrying about money), then he/she will buy a new, fully upgraded luxery home in the Plantation. However, you will be competing with other fully upgraded luxery homes in the neighborhood that are priced well below $1 million, not to mention the short sales and foreclosures that are selling for as low as $300,000. Also keep in mind that the monthly association dues in the Plantation are over $900/month and buyers must also pay the mandatory $40,000 membership initiation fee ($20,000 refundable upon re-sale). Again, this neighborhood is for the very high-end buyer; and that segment of the buyers market will always be there, recession or not. I guess my advice to you is to do some more research before making this investment. I would be happy to provide you with any statistics for sold/active listings in the plantation that will help you with your decision. With an ave price of $800k plus, residential sales are slow but picking up. We have over 24 months of inventory at present rate of sales. Deals of a lifetime in condos and ocean front.

There are a few storefronts available but they are in weak locations. New owners of Sawgrass Village are going for government approval to totally rebuild and enlarge the village. Plans look GREAT!

One of the best places to live in FL. Our schools just finished number 1 in the whole state. We also have some of the lowest taxes; 6% sales tax.
