You can contact the listing agent who will be able to help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's Trulia listing and you will be able to start a dialogue.

I just noticed your questions and the agent answers that were given below. The truth is this.... Agents have different specialties. Some cater to buyers and some to listings. I am a listing agent as well as a buyer agent. That means, I have based my business off of listing a home, marketing it as many places as possible, and specializing in connecting buyers to the homes I have listed. Every listing agent should have a detailed marketing plan that shows where it's advertised. I find that most agents do not have a marketing plan. Thus, if your agent does not have a plan, they will primarily network you home to agents within the MLS network as well as buyers they pick up. Since Tangipahoa parish rests in the middle of the New Orleans and Baton Rouge areas, your agent may only be accessible to one system of agents. I choose to double pay for each system so agents in both areas can see my listings. For all I know, someone from Baton Rouge wants to move here, has an agent back home and is searching the Baton Rouge system to find your home. Same thing goes with someone living in New Orleans looking to move up here. If their agent searches for your home and they are only a member of Baton Rouge MLS, they will not be able to locate your home on the MLS searches either. Thus, you need to find out where your agent has their MLS (hopefully both systems), see their detailed marketing plan and ensure your home is priced correctly. You also have the type of pricing that usually brings out investors. My question to you is how many times has your home been shown. This tell you a lot about price, marketing, etc... Plenty of sellers will consider lease-options or similar. Frankly, I haven't seen many listings saying the sellers won't consider it. It's true that most make no mention of it. Very often, you have to create that situation.

However, first check with a lender to make sure that your assumption is correct . . . that you won't qualify. It's possible you might. Or it's possible that your credit is close enough that it'd only take 4 or 5 months or so to get it to where it needs to be. So: Do that first. Then, if you wish, pursue lease-options.
