I am not sure of the cost per square foot of the construction and that would not be the best question to ask realtors. I would recommend you call a builder who is familiar with the local area. In fact, when looking for a good neighborhood, you should google the ratio between the number of renters vs home owners. Motivation! Some seller's do not have to move, they feel they have time. Seller's also feel that buyer's are coming in with contracts with a certain price in mind and will make an offer and stay at the price. No Negotiating at all. This has happened to plenty of sellers in town. The jaw drops and then we move on...NEXT!
When the seller makes that final decision to price their home aggressively and at the right CURRENT MARKET VALUE PRICE, they will sell.
Our office has been holding weekly Open Houses and we go over our weekend activity every Office meeting to see how each property did. Pequannock / Pompton Plains still by far has more traffic thru Open Houses than a lot of our surrounding towns. Average 10 couples per home. One weekend one of my new listings had 21 visitors. The agent hosting the Open House was exhausted but she was thrilled to meet several new buyers. You can always check out our open houses on Realtor.com & Century 21.com.

I am not certain what you are refering to with the "match", but there are still programs out there (FHA) that will lend with 3% down. But it really depends on your credit and income. SMART START is also a good program, as it will give you up to $15,000 for closing costs or down payment assistance if you qualify in the terms of a 0% interest loan that does not need to be repaid if you stay in the home for 5 years, but it is only available in "Smart Growth" areas. The good thing for you is that rates are still historically low, and inventory is higher than it's been over the last few years. But you really should make sure you know exactly what you are getting yourself into. Real estate is a good investment as long as you can afford the monthly payments AND you plan on staying in the home for more than a few years, as it may take that long for us to get out of this economic slump. Do not, under any circumstances bite off more than you can chew. That is what started this mess in the first place, and you do not want to become another statistic!
