I would be happy to help you with buying a home in Pompton Lakes. This property which you have linked to, I have no active listing for on the Garden State Multiple Listing Service. In the Realtytrac page where you found the property indicates that its in the pre-foreclosure phase which in essence means that the owner defaulted on the mortgage (usually 90 days late and the lender filed a notice of lis pendens/notice of default). Although its the first step in the foreclosure process, it doesn't necessarily mean the property is for sale. The owner can work something out with the bank and keep the property OR the owner may look to sell the property (most likely as a short sale) OR the owner will do nothing and the bank will take back ownership through foreclosure.

At this point, since I do not have it showing up as an active listing for sale, you can try to contact the current owner yourself to see if they are interested in selling.

As all have stated, the bank will not speak with you. There are authorized parties involved when speaking to the bank to avoid exactly this situation.. Hopefully your agent is qualified to handle short sales. An agent that is experienced and trained in the process will be able to move this along much quicker then someone that is winging it.

Wow - so many little time (or space here!).

Let's start with selling your home. I respectfully disagree with the comment that you shouldn't spend any money on your home prior to selling it. That all depends on your home, and what might be needed. I don't think anyone should spend a lot, but a coat of paint can make a big difference in some can clearing out some rooms, maybe sprucing up the exterior with some new landscaping (after the snow melts!!)..........some easy upgrades could be new faucets or lighting.......... or maybe something as simple as a new comforter, pillows, towels and shower curtain!!

What you need to do is find an agent in your area who will walk through your home, and give you reasonable suggesitons for improving the value.......maybe your home is already petfect, but a second opinion can never hurt.'s not a matter of how much money to put in.......its a matter of what the return might be.

I am not quite sure if you are thinking of buying before selling, but that, too, can be discussed with an agent.
Naturally, as a Realtor, I think it's advisable to use one of us for buying and selling.........there's a lot to choreograph!

Now, as far as townhomes go - it all depends on whether you are ready to give up the responsibility of maintaining a home............then it's great. I live in a townhome, and I love not having to worry about lawn care or snow removal (especially these days) or exterior painting, gutter cleaning, etc... or all that other good stuff!

Now, in NJ, we accept that our taxes are high.............we have the distinction of having the highest property taxes in the country - gee thats swell, isn't it!
Once you see what options you have, you can determine if the numbers work for you.

I think you really need to sit down with an agent.............,see what's out there in a townhome in the area you want..........and go from there. Have someone help you prep your home for sale, and give you a thorough, and honest, market analysis, and plan your nest steps
