I wrote an article on my blog about this very subject a few years ago it it has generated more traffic than any other post I have written. It still gets about 15 to 20 hits a day. The reality is we don't have a selling season like they do in Chicago or Boston or other parts north of here. I have looked at statistics over the past few years. They show through the earlier part of the year sellers get closer to their asking price than Nov or Dec, but the difference is negligible. It isn't consistent year over year either. Remember 2006, 2007, 2008? I'm not saying the market may collapse again. I do know its good now and I don't know anyone who is very good at predicting the future. If you are ready to sell then sell. You don't list directly on Trulia. Basically what happens is when you list with a Realtor your listing will appear on several sites including Trulia, Zillow,, etc.

FSBO is a tricky proposition. Folks think "I can do that myself and save huge commissions!" but it's rarely as simple as that. Do yourself a favor and at least interview a couple Realtors so they can explain to you exactly what they do and how they add value to the transaction. At least consider it. As a Seller it is your duty to know from the start what your property is worth. Your determination and capability to arrive there is an another. In this market many find themselves with a debt higher than the value .
If you are one of those the real question is what are you prepared to do next? Are you looking to sell as a short sale? If you are fortunate and you have no mortgage or have a strong equity position the value remains the same but selling it becomes easier. You know the answer from the start ask your question by establishing this simple difference. Is it sellable?

It is hard to say with inventory being so low and competition so high what a property may sell for but judging from the price this must be a water front property otherwise they are way high unless it is like a 5k sq ft home in a very desireable area! We have been seeing bidding wars in east pompano with some properties selling for as much as 50K over asking! There are many variables! If the Appraisal site for instance is ZILLOW they are always super low. If it is the Broward county tax appraisers office they generally run a little low but not as much as you are speaking. The Property Appraiser's records typically roll out within 6 weeks but it may be much less, it depends on the time of year. In the month to 6 weeks preceeding June 1 it will take the full slot due to property appraisers offices around the state preparing records. If you are wondering if the property has indeed been conveyed unto you or another party-here's the steps to take.

Go to
Locate your county of interest on the interactive map, on the returned page locate the official records search link. Follow that link to the official county records and enter your name or a partial legal description. The returned list will include any conveyances/recorded docs in the county which pertaining to your name. the official records are uploaded nightly and are typically indexed within 3 days. If you run the search of official records by legal description of property what will be retruned are all recorded docs pertaining to the specific property. I.E.-conveyances, mortgages, liens, satisfactions, releases, etc..

The objective is to make the price competitive to get the buyer's attention.
It takes a higher commission to get the attention of the realtor with the buyer.
These are the realities. How ever if the listing agent that is worth their salt and is fortunate to procure the buyer without another agent leaves the door open for you to negotiate the commission.
