Its maybe half mile from Western ( Look on the map) I have had many vet students at the units My Father is a horse trainer at the local Santa Anita race track. I know several of the professors that are vets.

I experienced a similar problem, but not with an investor. The house passed Inspection and the contractor working with my broker promised to remodel the master bathroom and bedroom for $9,000 which has a gorgeous breathtaking view of the city and valley. After escrow closed, the contractor's costs more than doubled!!! Inspectors generally disclaim details of what's behind & inside walls. They advise you to pay your own plumber, electrician, etc. Instead of hiring a plumber, I took the risks, sold my old place and used my entire investment of $600k to buy my new home. Long story short, yes, I could have hired a lawyer, I could have sued all the parties but the costs of bringing a lawsuit often exceed or match what I'd pay to resolve the issue. In the meantime during the court proceedings, I'd have to pay for a place to live. I retired from the court system and they have cut back drastically which means they don't have enough staff to push cases along quickly. So, I chose to just make my own repairs. I don't want to be tied up in a lawsuit that could potentially take up to a year.....or even longer and stress me out to the point of health issues. I am the #1 real estate agent in Pomona and I live in Lincoln Park in Pomona. Moved here from OC 20 years ago and have never regretted it. Lots of great friends...downtown is great...near freeways, colleges and two metrolink stations. The Lincoln Park Historic District is AWESOME. American Bungalow Magazine has been there twice and says it takes a back seat to no other historic district. The LA Times has features it at least twice.

To find a room in a safe community in or around Pomona, the prices can go as high as $750 per month and you still have to share the bathroom.

I have rented out the rooms in my house for 3 years now and the prices have gone up quite a bit in recent year. The price ranges for my rooms are between $550 and $600, fully furnished, all utilities included, in a very safe safe community in Phillips Ranch, only 3 miles from Cal Poly.

It is possible to remove your wife from the mortgage if they sell or refinance. It sounds like they needed each other to qualify and therefore they are both on the loan. At some point your wife was removed from title. That does not relinquish her from her obligation to the loan/mortgage.
