This Question is older but a very good question to ask your agent upon interviewing them. Not many can answer this question on how to properly represent the client through this issue with a successful closing enforcing the rights of the buyer as stated in the purchase contract.

I have short sale experience as I have had short sale listings and successfully sold them. One of the main things is to see if the property has one or two mortgages. One mortgage is much easier to get done than a property with two mortgages. This might be a factor before you decide to make an offer. I have a list of questions that I ask the listing agent to determine if the odds are on our side as the buyer's agent (questions for both the agent and the seller). I have been certified by the California Association of Realtors as a HAFA Specialist and by the National Association of Realtors as a Short Sales & Foreclosure Resource.
