The HOA fee has been $375 for a few years now. It was $400 for a while due to an assessment to repair a retaining wall that collapsed. When they were built, the HOA was $206. A major school tax increase in '05-'06 is the main reason for the most significant rise in HOA. It is a well managed complex with a very active board of directors who do their best to keep the common charges low. However, as taxes and insurance rates, etc rise the HOA may have to rise to keep pace. The common charges include maintenance of common areas, master insurance, tax, snow removal, lawn maintenance, road maintenance; it is a private road.

Hope this helps,

Short sales do have effect on the whole market. If there are too many short sales, your value will be impacted. Put yourself in the buyers shoes: If you have choices of condos in the complex that an owner is not interested in what they walk out with dollar wise, as opposed to an owner that has whatever equity is in the unit, you can possibly negotiate a very good deal on the short sale.
We have done many short sales in the area and if you have further questions, please give us a call.

Hello Vita,

Sales have been relatively slow in Crystal Hill this year. There have only been 5 title transfers. There are currently 3 units under contract, and 4 active listings; one of which is a Bayberry priced at $400k. There were no sales of Bayberrys in 2010 most likely given to the fact that they are the largest and most expensive. The Dorchester at 2634 sq ft sold for $359,900 and the Ashton at 2761 sq ft sold for $345,000. Should North Rockland School District receive another tax increase and/or the interest rates rise, the Bayberry may well have to be priced in the mid to upper 300's.

The current average ratio of sale price to list price is 94.98%. Sale price to original list price is 88.64%

Hope this helps.
